Billionaire Bill Koch has significantly lowered the asking price for his impressive Aspen estate from $125 million to $99 million, making it one of the most notable properties currently on the market. Initially listed a year and a half ago, the estate is now set to be auctioned, providing an exciting opportunity for potential buyers.

The expansive 52-acre property, known as Elk Mountain Lodge, will be available for bidding from July 7 to 17. The auction is being managed by Concierge Auctions in collaboration with Steven Shane from Compass, who has been overseeing the listing since its introduction in January 2025.

Koch expressed his optimism about the auction process, stating, "I've seen firsthand how auctions can unlock extraordinary outcomes across art, wine, and other one-of-a-kind holdings. The Aspen property has been an incredibly meaningful place for my family, but the time has come for someone else to enjoy it, and I look forward to seeing its next chapter unfold."

Originally purchased for $26.5 million in 2007, Koch has expanded the estate over the years, even selling part of it in 2020 for $14.5 million. The current offering includes eight structures with over 25,000 square feet of living space, featuring the main residence designed by local firm Rowland+Broughton, along with seven guest cabins. Altogether, the compound boasts 15 bedrooms and 17 bathrooms.

The main house, covering 16,631 square feet, showcases a frontier-inspired design with flagstone floors, wooden paneling, and multiple fireplaces. Noteworthy amenities include a dining room that accommodates 20 guests, climate-controlled wine storage, and a screening room that also serves as an altitude-acclimation chamber. The largest guest cabin is equipped with a modern fitness center, alongside an eight-car garage, two ponds, hot tubs, and access to hiking and cross-country skiing trails.

Koch is not only a successful businessman, having founded Oxbow Carbon and being part of the Koch Industries family, but he is also a celebrated sailor, having won the America's Cup in 1992. Alongside his Aspen estate, he has properties in New York City, Palm Beach, Cape Cod, and Paonia, Colorado.
